Open House Marketing

The Neighbour Is Worth More Than The Buyer

Every open house has one guaranteed seller lead walking through it — and most agents treat them as a nuisance.

01 — The Problem

The Problem

You run an open house hoping for a buyer. The neighbour who walks in "just to look" gets a polite hello and no follow-up. That neighbour owns a house on the street, knows the price, and is three years from moving. They are the most qualified seller lead you will meet all month.

02 — In The Field

A Real-World Example

An agent runs 20 open houses in a year. Buyer leads: 60, most already working with someone. Neighbours through the door: 34. She starts capturing every neighbour properly and follows up monthly — eleven months later, four of those neighbours have listed with her.

03 — Take Action

Three Things To Do

01

Identify neighbours at the door

One question: "Do you live nearby?" Tag them differently the moment they say yes.

02

Replace the paper sign-in sheet

Paper sheets produce unreadable emails and no follow-up. Digital capture puts the contact into your system before they leave the driveway.

03

Follow up as a neighbour, not a salesperson

Send the sold price when it closes. Send the street activity next quarter. You are the agent who keeps them informed, not the one who chased them.
