What Your Database Is Actually Worth

Most agents are sitting on six figures of future commission and treating it like a contact list.

01 — The Problem

The Problem

You have 1,400 contacts in your CRM and you call it a database. It is not a database — it is a graveyard. A database is a list you contact on a schedule with something useful. Anything else is storage.

02 — In The Field

A Real-World Example

An agent with 1,200 contacts runs the math: roughly 5% of homeowners move in any given year. That is 60 potential transactions sitting in a list he has emailed twice. At an average commission, that list is worth more than his entire year of cold prospecting — and he has never worked it.

03 — Take Action

Three Things To Do

01

Do the math on your own list

Count the homeowners in your database. Multiply by 5%. Multiply by your average commission. That number is what you are ignoring every year you stay silent.

02

Contact on a schedule, not a mood

Twelve touches a year, planned in advance, beats forty touches in a panic quarter. Put the schedule in a calendar before January.

03

Give before you ask

Every touch should be useful on its own — a sold price, a tax change, a neighbourhood trend. If the only time you appear is when you want a listing, you have trained them to ignore you.
